Ayala Land Opens New Gatewalk Drive in Mandaue, Easing Traffic and Launching Major Cebu Estate

In a strategic move to improve urban mobility, Ayala Land inaugurated a new access road in Mandaue City, Cebu, on Wednesday, December 3, 2025. Named Gatewalk Drive, this infrastructure is designed to immediately ease congestion and, furthermore, catalyze development within the company’s forthcoming Gatewalk Central Estate.

A Strategic Link for Metro Cebu

Gatewalk Drive provides a crucial connection between Lopez Jaena Street and M. Logarta Avenue, effectively creating a strategic route through one of Metro Cebu’s busiest corridors. Consequently, this new road is expected to significantly improve connectivity for surrounding commercial and residential areas. According to the developer, this project marks the foundational step in transforming the zone into a premier mixed-use hub intended to complement its established Cebu properties: Cebu Business Park and Cebu I.T. Park.

The Vision for Gatewalk Central Estate

“The opening of Gatewalk Drive is a strong start to the district’s long-term vision,” stated Jennylle Tupaz, Ayala Land’s Head of Central Luzon and VisMin Estates. “Gatewalk is designed to become a central hub in Mandaue, where accessibility, commerce, and community come together.”

Planned as Mandaue City’s next central commercial and lifestyle district, the estate will be anchored by a next-generation Ayala Malls set to open by the end of 2026. This mall will feature modern entertainment concepts, diverse dining clusters, and dedicated community spaces. Additionally, the master plan includes office towers, leisure areas, civic facilities, and a signature one-hectare greenway with landscaped parks and pedestrian corridors.

Part of a Broader Cebu Expansion

This development forms a key part of Ayala Land’s broader strategic expansion across Metro Cebu. Other major projects include South Coast City in Cebu City and Seagrove in Lapu-Lapu City. With the launch of Gatewalk Drive, the developer emphasized that only a limited number of commercial lots along the now more accessible M. Logarta Avenue remain available for investment.

Ultimately, Ayala Land states that Gatewalk aims to balance accelerated growth with enhanced livability. By integrating vital public spaces and improved transport links, the estate is poised to support robust business activity while simultaneously improving the overall urban experience in Mandaue.
